What would be the best way to protect a concrete surface?
With lots of neighborhood development going on in cities, builders are on a time crunch and always looking for ways to get the job done faster and increase their profits. Thus they use cheaper products that look really good when applied and to the buyer but after a year or two, the product used generally fails.
We are seeing a lot if this in some of these neighborhoods - and not just one house on the block - but multiple homes!! On some of the concrete driveways, concrete walkways and concrete patios we have been seeing that an acrylic sealer was used, rather than a penetrating sealer and what happens is that overtime with ever changing weather conditions, moisture and vapour trapped in the concrete, the acrylic sealer used has begun to turn white, peel and flake off. This leaves an unsightly look to your driveway, walkway and patio. A penetrating sealer, like the one we use, allows breathability. Moisture and vapours in the concrete surface can escape.
This is not to say acrylic sealers are bad to use...rather to say that use the proper type of sealer on different areas of concrete. If the concrete is outside, always in the weather, you are best to use a penetrating sealer rather than an acrylic sealer.
The other concern is slipperiness of the walkway, driveway or patio. Using an acrylic or polyurethane sealer will leave you with less traction when the area is wet as opposed to a penetrating sealer. The reason for this is that the acrylic sealer will leave a layer of film overtop of the surface rather than binding and penetrating into the surface. Penetrating sealers allow for invisible protection!
I hope this gives you insight as to what we can do for you or why we recommend a certain type of sealer. It's not that we are trying to gouge you for more money, it's that we want to offer the best service possible.
